Design on the Horizon: The Mondrian Al MarjanIsland Beach Residences

Ras Al Khaimah’s coastline has long been defined by its changing light — a place where mountains, desert, and open sea fold into one another. Now, that horizon becomes the backdrop for Mondrian Al Marjan Island Beach Residences, a new architectural statement that brings the brand’s distinctive cultural vocabulary to one of the UAE’s fastest-growing island destinations.

Developed by ELEVATE in partnership with Ennismore, the project marks Mondrian’s first foray into beachfront residential living in the country. Rather than approaching the site as a real estate opportunity, the design team treats it as a landscape to be read, interpreted, and extended. The architecture, conceived by Gensler, works with this geography: bold yet fluid, composed of sculptural volumes that rise from the shoreline as if shaped by wind and tide. Interiors by Bergman Design House build on this rhythm, layering materials, textures, and tonal contrasts that echo the island’s natural palette.

The development spans 343 homes across three distinct typologies. Apartments with expansive glazing draw light deep into the interiors; townhouses in the “Front Row Collection” open directly onto the white sand; and sky villas — some duplex, others triplex — introduce double-height spaces and private pools suspended above the Gulf. At the top sits a 9,500 sq.ft. sky villa, positioned as the development’s most dramatic vantage point onto Al Marjan’s horizon.

Yet what distinguishes the project is not only its architecture, but its view on residential life. Over 60,000 sq.ft. of shared amenities form a kind of vertical neighbourhood: sky pools that track the sun, a rooftop padel court, recovery and wellness zones, a library and boardroom within the Mondrian Sky Club, and Fi’lia Beach, the region’s first beachfront evolution of the female-led Italian dining concept. These spaces are not expressed as add-ons, but as extensions of the Mondrian ethos — where culture, community, and hospitality sit at the centre of daily living.

The arrival of Mondrian also highlights a broader shift. Al Marjan Island, once a quiet coastal enclave, has become a focal point for design-led development and international interest. Its growth is fuelled not by spectacle alone, but by a search for new forms of island living — ones that value architecture, wellness, and a sense of emotional connection to place.

With private pre-sales now open ahead of the global unveiling later this year, Mondrian Al Marjan Island Beach Residences signals a new chapter in Ras Al Khaimah’s evolving design landscape: expressive, horizon-oriented, and deeply attuned to the idea of home as an experience.
